Springtime is usually a busy time for property sales.  The weather is warming up, gardens look their best and the days are getting longer.  People’s moods pick up after the cold of winter and they start thinking of life after the winter hibernation. 

If you’re thinking of putting your house up for sale, there are many issues to consider such as do you sell via auction or private sale?  Do you make improvements or renovate to get a higher price?  Should you pay to have the property staged?

Remove the clutter:  Go through each room and remove everything you don’t need.  It will make the rooms look neater and bigger and as a bonus it will make moving a whole lot easier.

Patch and paint the walls:  If you’re not up for too much in the way of improvements, patching and painting the walls is a relatively easy way to improve the look of your property and going for more neutral colours can help it appeal to more buyers.  When patching and painting, don’t forget to also take a look at windows, doors or any other parts outside that need a freshen up.

Do a proper clean:  Before any potential buyers come through your property, it’s very important to give it a really good clean (think spring clean rather than quick buzz around).  Don’t forget to tidy inside the cupboards and drawers in the bedrooms, kitchen and bathrooms too!

Take a look at the carpets and floors:  If you have stains on the carpet consider giving it a steam clean or if any of the carpet or flooring is damaged consider replacing it.

Maintenance and repairs:  Go through each room in the house and make a list of easy maintenance and repairs that can be done to help present the property in the best light.  Look out for cracked light switches or power points, lose door handles etc. that are relatively cheap and easy to fix.

The outside is important too:  Outdoor spaces are a big factor for buyers.  People want to feel like their new home will enhance their lifestyle so making sure your property has appealing outdoor spaces is important.  Consider courtyards, decking, backyards and useful outdoor spaces which will increase your property’s value. 

It's worth spending a bit of time getting your garden up to scratch, polishing the deck and adding a few cost-effective pot plants around to increase appeal. 

Cheap and easy upgrades:  There are some things in your home such as door handles and light fittings that you can upgrade without spending too much money.  For little outlay, you can make your home look fresh and modern. 

Professionally stage your property:  Having your property staged for sale is a great way to show it at its very best.  Staging furniture can add significant value to a sale campaign.  Experts not only know current style trends, they also know how to make a space look bigger, feel brighter and be more welcoming. 

Freshen things up:  If you’re still living in your property and can’t get all your things out for a full staging, you can freshen things up relatively cheaply.  Some nice new towels in the bathroom, new bedsheets and pretty show pillows on the beds along with a few nice plants and pieces in the house can freshen things up without too much stress or hassle.

Making sure the house smells nice is important too. 

Kids toys:  If you have young kids in the house, try to do a little bit of a cull of the toys or find creative ways to store them to help the house look as de-cluttered, neat and spacious as possible. 

Let there be light:  Ensure all of your blinds and curtains are open to let in as much natural light as possible.
